Permitted Fees Chargeable to a Tenant

Late rent charges

Interest on arrears will be charged at a rate of 3% above the Bank of England base rate, levied from the 14th day of arrears until payment is received.

Alterations to the AST

£50 inc VAT per agreed variation

Charge for early termination of the contract

Should a tenant wish to leave their contract early, they shall be responsible for the landlord’s costs in re-letting the property, as well as all rent and utilities, due under the tenancy until the start date of the replacement tenancy.

Lost keys and/or security devices

Tenants are liable for the actual cost of replacement keys, security devices, or lock changes, as necessary.

Deposit that Smiths Property Experts are permitted to request and hold:

Property Holding deposit

1 week’s rent (please note that this is non-refundable should references prove unsatisfactory).

Security deposit 

5 weeks’ rent for tenancies with annual rent up to £50,000.

6 weeks’ rent for tenancies with an annual rent of £50,000 or more.

Tom Smith

At 35, Tom has been immersed in the local property market throughout the Midlands for over 10 years. Formerly he was a Senior Partner at one of the faster growing and reputed independent estate agencies in Leicestershire. Raised locally and into an entrepreneurial family, Tom was schooled at Ratcliffe College, and his grandfathers were the Managing Director at Raleigh Cycles in Nottingham and Foreman at Rolls Royce in Mountsorrel. His father formerly owned and operated Simpkin & James Wines in Leicester, but it was his mother, an international hair stylist from Barrow upon Soar (Jane Gilks) to whom he attributes his drive and determination to succeed. “My mother instilled the values of hard work, manners and what it takes to succeed from an early age. My parents' efforts to involve our family in competitive sports helped too. I am immensely proud of my career and achievements to date, which include completing transactions on some of the region's highest value properties. Whilst my achievements are dear to me, ultimate satisfaction comes from helping local people to achieve their property goals. I cannot wait to continue helping clients new and old navigate the property market for years to come.” Tom has a passion for all things property, cricket, and rugby, and is still chasing his dream of racing cars on a professional stage; for now, he will have to make do with club racing!

Lucinda Smith

For Lucinda, marketing is everything. She was at her previous company for nine and a half years, where she gained a traditional set of training, excellent experience, and a good grounding in estate agency. In her role there as Marketing Director, she was integral to the company’s overall presentation, synonymous with its growth. Lucinda has lived throughout Leicestershire and Nottinghamshire her entire life. She was schooled at Our Lady’s Convent School in Loughborough and has a Business and Marketing Management degree from Oxford Brookes University. “I am extremely excited about the launch of Smiths. I have huge respect for Tom, his knowledge, and his understanding of the market.
